Windsor is turning the corner thanks to major construction projects and a revived auto industry, says a national economic outlook issued Wednesday. The region's economy is expected to grow 2.6 per cent this year, the first expansion in four years, says the Conference Board of Canada's latest metropolitan outlook.
It will be a modest but steady climb over the next four years as Windsor regains its foothold with annual economic growth of 2.7 to 4.1 per cent, the report says. The numbers look small, but the optimism is huge among business owners who've hung on through the worst and see prosperity on the horizon, said Ed Miles, treasurer for the Windsor-Essex Regional Chamber of Commerce. "When you've been knocked down so far it's easy to come back, but I think we're going to look back and say 2010 was an excellent year to buy a house. It's an excellent year to invest in a business."
Miles, a chartered accountant for the past 20 years, said he is hearing the signals from clients that the region's growth could surpass the Conference Board's predictions. "All the main economic factors for us are headed upward," he said.

I can verify this because I was in Lowe's the other day for some reason and just for the heck of it I was looking at the hose attachments. They were all made in China. The next day I was in Home Hardware and just for the heck of it I checked the hose attachments there. They were made in Canada. Start looking. In our current economic situation, every little thing we buy or do affects someone else - even their job. So, after reading this email, I think this lady is on the right track. Let's get behind her! My grandson likes Hershey's candy. I noticed, though, that it is marked made in Mexico now. I do not buy it any more. My favorite toothpaste Colgate is made in Mexico now. I have switched to Crest. You have to read the labels on everything. This past weekend I was at Wal-mart. I needed 60W light bulbs. I was in the light bulb aisle, and right next to the GE brand I normally buy was an off brand labeled, "Everyday Value. " I picked up both types of bulbs and compared the stats - they were the same except for the price. The GE bulbs were more money than the Everyday Value brand but the thing that surprised me the most was the fact that GE was made in MEXICO and the Everyday Value brand was made in - get ready for this -in Canada at a company in Ontario. So throw out the myth that you can not find products you use every day that are made right here. My challenge to you is to start reading the labels when you shop for everyday things and see what you can find that is made in Canada - the job you save may be your own or your neighbors! If you accept the challenge, pass this on to others in your address book so we can all start buying Canadian, one light bulb at a time! Stop buying from overseas companies! (We should have awakened a decade ago . . . . . .)

It was exciting to see such a jump in the sales figures in October, up 34% over last October. The average home price also jumped by 5.17%. The issue is becoming the lack of good saleable listings. Listings are down 5.42% in October and Year to Date they are down 10.58%. The neighbourhood with the highest listings this month was South Windsor at 99 homes. Highest Sales were in East Windsor with 56 homes sold in October.
When a good listing hits the market it is usually gone within a week or two. Anxious buyers have seen everything out there and when the right one comes along they know it and are ready to buy. Multiple offer situations are happening on a regular basis in today's market.
This is good news for homeowners who have been holding off waiting to list their home. Prices are still down from what they were a few years ago so people that have only owned their homes for a few years are not likely to make a profit on their home but chances are if they have to sell, they may break even.

If you are sitting on the fence waiting for the market to hit bottom, I believe it already has and is on it's way back up. The mortgage rates are creeping up as well. There are slim pickings on great homes at great prices as was obvious in our office over the weekend when 7 multiple offer situations were brought to our attention, including my own where a well-priced very nice home came on the market on Friday and had an offer by Sunday morning. After an open house that afternoon, two more offers were ready to present to the sellers that evening. While waiting for financing to be approved this week, the home has had a dozen more showings and an offer waiting in hopes the financing falls through.
The truth of the matter is, there are deals to be had, there are power of sales (many fixer-uppers) to be had, but a nice family home in move-in condition is in short supply. So, if you are thinking of selling and are willing to price realistically, now is the time. There are buyers waiting, many having looked for several months, as was the case this weekend with our listing.
With interest rates are so low it is foolish to wait. I remember the 1980's when my mortgage rate jumped from 11% to 19%. My banker suggested I walk away. I didn't and held on until rates went down. I sold that house for $ 43,000 and it recently sold for $ 130,000 even in this market.
